What is The Palms on University?

It’s a high-quality Riverside apartment community designed especially with University of California students in mind. The Palms on University features spacious, furnished apartments plus a full set of community features such as a 24-hour fitness center, pool and hot tub, study and gaming spaces and an attached parking garage, all just minutes from the UCR campus.

Is The Palms on University part of the University of California, Riverside?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Palms on University has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rent?

Each resident at The Palms on University pays a flat rate that includes:

  • Furnishings
  • Wi-Fi Internet
  • Electricity included ($35 per person amenity fee)
  • Water/sewer, trash removal
  • In-unit laundry
  • Community features – fitness center, pool and hot tub, study rooms, etc.

What size are the apartments?

The spacious accommodations at The Palms on University include 2 and 4 bedroom floorplans, with a private bathroom for each bedroom. Please visit our website to view the available floorplans and square footage of our apartments.

Are the apartments furnished?

Yes, all apartments at The Palms on University have a furniture package that includes a full-size bed, stackable dresser, desk and chair in each bedroom, plus a sofa, arm chair, coffee table and mounted 42” flat-panel TV in each living room. All residences also include a kitchen table and chairs. To see a sample of the furniture and other finishes, please visit our model residences.

When do the contracts start and end?

The standard term is September 18, 2021 to August 28, 2022 with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

After a Housing Agreement is signed, each resident is required to secure their financial obligation in one of three ways: by providing a qualifying guarantor (often a parent); by pre-paying the final 2 installments; or by purchasing a third-party guaranty from our partner, Leap. In limited cases, we may also waive the requirement for a financial guaranty if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Palms on University also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Palms on University?

Your living costs at The Palms on University can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Palms on University. Normal payment deadlines will continue to apply.

Is The Palms on University open to non-students?

Nearly all the residents at The Palms are students at the University of California, Riverside. The per-person contracts are also designed with students in mind. Nonetheless, The Palms on University is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students will be roommate matched only with other non-students except with mutual consent.

What kind of safety and security are provided?

The Palms on University has a monitored fire sprinkler system, plus electronic locks and individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Palms on University is a no-pets community. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Palms on University?

Yes, The Palms on University offers garage and reserved parking for a small additional charge.

What other transportation options will I have?

The Palms on University is only a few minutes walk or bike-ride from campus. Four RTA bus routes also stop right across the street and run to the UCR campus and downtown every six to 30 minutes; UCR students ride free.
